Post-Construction Cleaning Cost in Massachusetts (2026)

Here is the honest answer up front: post-construction cleaning is the one service we will not put a number on before we understand the job. Everything else we do has a price you can work out in advance — our calculator will give you a standard, deep, or move-out estimate from your bed and bath count. Post-construction is deliberately not on it, and this article explains why that is a feature rather than a dodge.

What we can give you is a floor. A deep clean on a 3-bedroom, 2-bath home in our area runs about $410. A post-construction clean on that same house starts above that figure and climbs with the scope of the work — because it is not the same job, and pretending it is would mean quoting you a number we would have to walk back once we opened the door.

Why post-construction is not on our price calculator

Our calculator works because standard, deep, and move-out cleans are predictable. A 3-bed, 2-bath house has roughly the same amount of work in it whether it is in Milford or Hopkinton. The variables are few and we know them.

Renovation work breaks that assumption completely. Two 3-bedroom homes can need wildly different post-construction cleans depending on whether a contractor sanded drywall for two days or swapped a vanity. We have walked into finished jobs that needed four hours and finished jobs that needed three people for a full day. A calculator that averaged those two would be wrong for both customers, and the one who got the low number would be the one who ended up annoyed.

So we quote it individually. If you want a number today, call us at 508-561-9458 and tell us what was done — that conversation takes about five minutes.

What actually makes renovation dust different

Most people underestimate post-construction cleaning because they are picturing dirt. Household dirt sits where it lands and comes up with a vacuum and a mop. Construction dust behaves nothing like that:

That last point is why post-construction takes multiple passes. You clean, the air settles overnight, and there is a new film the next morning. Any company that tells you one visit always does it has not done many of these.

The three phases, and which one you actually need

Not every job needs all three. Knowing which you need is most of the cost question.

How it compares to a deep clean

A deep clean is the closest thing we offer with a published price, so it is the most useful reference point. These are our actual one-time deep-clean figures for a standard-sized home:

A post-construction clean on the same home starts above these numbers. How far above depends on the scope — a single refinished bathroom might land close to the deep-clean figure, while a whole-floor renovation with sanded drywall throughout will be a multiple of it. If you want the full picture on deep-clean pricing first, we broke it down in how much a deep clean costs, and our Massachusetts cleaning cost guide covers every service we price.

New construction and old houses are different problems

We see both across the 26 towns we serve, and they are genuinely different jobs.

New construction is dusty but clean dirt — gypsum, sawdust, packaging, adhesive residue, stickers on every pane and appliance. There is a lot of it, but it is predictable. We do a steady amount of this in Hopkinton, where new building has been consistent for years, and in Newton Upper Falls, where the Northland development runs to 822 units at full build-out and the surrounding streets have seen steady work alongside it.

Renovating an older home is messier in a different way. Plaster dust is heavier and grittier than modern drywall compound, and it gets into floor seams and radiator fins that a new build simply does not have. The mill-era housing around Saxonville in Framingham is a good example — beautiful old stock, but opening up a wall in one of those houses releases a century of accumulated grit along with the fresh dust. Those jobs take longer and need a gentler hand on original trim and floors.

We are based at 109 Highland St in Milford and reach most of our service area comfortably, so this is work we can schedule around your contractor rather than weeks after.

Frequently asked questions

How much does post-construction cleaning cost in Massachusetts?

It is quoted per job rather than from a fixed price list, because the work varies enormously with the scope of the renovation. As a reference point, a one-time deep clean on a 3-bedroom, 2-bath home runs about $410 with us, and a post-construction clean on the same house starts above that. Tell us what was done and we will give you a real number, usually the same day.

Why is post-construction cleaning more expensive than a regular clean?

Because it is a different kind of work. Construction dust is far finer than household dust, it clings to vertical surfaces, it keeps settling for days after the tools are gone, and it has to be removed from the house rather than pushed around. It also usually needs more than one pass, and it demands care so grit does not scratch new floors and counters.

Do I need post-construction cleaning after a small renovation?

Often not. If a contractor swapped a vanity or installed a single appliance and sealed the area off, a deep clean is usually enough and costs less. If drywall was cut or sanded anywhere in the house, you want post-construction. We will tell you honestly which one your job needs — we would rather quote you the cheaper service than oversell you.

When should the cleaning be scheduled?

After the last trade has finished, not between them. Cleaning before the final touch-ups means paying twice. If the job was dusty, plan on a shorter touch-up visit a few days after the main clean, once the airborne dust has fully settled.

Do you clean inside cabinets and windows after construction?

Yes — on a post-construction job, inside cabinets, drawers, closets, window frames and tracks are part of the work rather than extras, because that is exactly where the dust ends up. Interior window glass is a $50 add-on on our standard services and is usually worth including here, since new glass almost always carries dust film and stickers.

Will one visit be enough?

Sometimes, on a contained job. On anything involving sanded drywall, expect a fine film to reappear overnight as suspended dust settles. That is normal and not a sign the clean was poor. On dusty jobs we would rather plan a short second pass from the start than have you discover you need one.
