Waban grew up around its 1886 railroad station, and half the houses in the village went up within about ten years of that. What that left is unusually intact: large Shingle, Colonial Revival, Georgian Revival and Tudor Revival houses on generous landscaped lots, several designed by architects who lived here themselves — Lewis Bacon’s own shingle-style house on Chestnut Street, Herbert Langford Warren of Harvard’s architecture school on Woodward Street. The Pine Ridge Road–Plainfield Street district covers forty-four properties on land bought in 1886 and built out by the 1930s, in Shingle, English Tudor Revival, Colonial Revival and Craftsman. The Windsor Road district, just north of the village, is forty-eight houses across twenty-six acres on large landscaped lots in a cul-de-sac subdivision, mostly built between 1888 and 1920.
The practical consequence for cleaning is straightforward: plaster walls, cast-iron radiators, multiple staircases, wood floors, and a lot of leaded and divided-light glass and trim. Waban is also owner-heavy, predominantly single-family and older-established, with the one apartment concentration along Wyman Street — which means low turnover and a lot of long-running recurring schedules rather than one-off jobs. There is no local historic district in Waban, so exterior work is unregulated, unlike neighbouring Chestnut Hill.
