The core housing is early nineteenth-century mill-worker stock in Federal and Greek Revival — compact, modest, tightly spaced, the opposite of Newton’s grand hill neighbourhoods, with over a hundred and fifty homes on the historic register. The Saco–Lowell Shops district adds eight brick houses built in 1919 and 1920, the only twentieth-century factory worker housing enclave in Newton.
The village is also changing fast. The Northland development at Needham and Oak Streets is building 822 apartments across nine buildings at full build-out, with the historic Saco-Pettee Mill converted into a hundred more; the first phase of 315 apartments is in active construction. So Upper Falls now runs two markets at once — long-term owners in small, genuinely old, finish-sensitive houses, and a fast-growing renter population. Note that Upper Falls has Newton’s oldest local historic district, established in 1975, so exterior alterations are reviewed.
